Personally i'm not a fan of fanfics (i enjoy fapfics time to time, but only if they are well written and don't warp characters personalities too much like "im X character and i fuck everything that moves :D") , but this story is so unique, is his own thing, that calling it a Fanfic is not giving it enough credit. The only thing that you can consider "Fanfic" from Roommates is some characters nick names and even then, they have Nothing to do with they original counterparts other than they are the same "species" as who they are loosely based on.
