I had the same scenario and knew I couldn't afford the increase, so you could risk what I did... I politely asked him to keep the rent at the same price for another year, as if he didn't I'd be moving out as it was too much for me.. I said it would be in both of our interests, as he'd have to pay admin fees to get new tenants, IF he can find them to move in that quickly, and that I would continue to pay the current rate for another year uninterrupted..
